Typical Process For Drawing & Planning Services
Step 1: Consultation
Here’s the chance to discuss your building plans and tell us all about the improvement you want to add to your home. We’ll be able to give you additional ideas, options and building advice to further help those plans from idea to reality.
We’ll then present you with a fixed sum to cover the proposed services, if you’re happy with the fixed sum and the proposed drawing services… you can instruct us to measure up and get to work with producing your detailed plans.
Step 2: A Detailed Survey & Measure Up
To produce accurate building plans, we measure the wall, floor and roof heights, widths and positions… including every door position, window position, right down to drainage and gutter positions.
Step 3: Produce Detailed Floor & Elevation Plans
Floor plans and elevations are created to scale using architectural computer software for your new home or home extension. These drawings will show the layout and the external look of the proposed addition to your home. These scale drawings are so accurate, you can see from the very early stages the spaces you’ll have and the fixtures and furniture that will be able to fit into those spaces.
Step 4: Submission To The Local Planning Authority
The final task is to submit all the proposed project details to the relevant local planning authority. Currently we have a 100% success rate of gaining planning permission for our clients with relation to extending their homes. We will complete the relevant application form, supply the planning department with the required ‘location block plans’ and handle the entire process on your behalf. The planning process takes 3 months, so if you’re hoping to start a project relatively soon then you’ll need to bare this in mind.
Step 5: Building Regulations
After gaining successful planning permission, the next step is make sure the project will comply with building regulations. This can be done two ways. The first is using additional drawings with in-depth details of how the building will be constructed and which materials will be used. Or the second way is to apply to carry out the work under a building notice, this second option doesn’t require any additional drawings… only inspections made by building control. However your builder won’t have a detailed guide of how to construct the building, add services to it correctly or know which specific materials should be used to comply with building regulations.
